How is the Van Alstyne Real Estate Market?

What is For Sale in Van Alstyne?

As of 6-12-2012 we have 48 active listed homes for sale from just $31,000 all the way to $1,250,000 & while some are new on market, there are a couple that have been on market over 1000 days! Some are in subdivisions like Georgetown, Steeplechase, Hackberry Heights and some are on as much as 80 acres. Sizes range from apx. 900 sf. to over 6000 sf. If you are a buyer or seller, you need to know what is really going on. Of course, I know a good Realtor who can guide you along the way!  I’ll give you the black and white below but in real estate there are always intangibles. What Van Alstyne Price Range is Hot?

The sweet spot for Van Alstyne home sales is in the 100K to 200K range.  There are only 15 active listings averaging just 75 days on market.  This range has the most sold homes over the last six months with 26 sold in an average of 103 days on market. If your home in this range is still for sale past 100 days then you need to re-evaluate your pricing, condition and marketing.  Homes in this range dropping in the market that are appropriately priced, clean and don’t require repairs are being snapped up.

What About The Other Homes For Sale?

So what is happening in the other ranges?  It’s a similar story but not as many listings and sales.  The highest priced sale in the last six months was just under 500k.  If you are selling over that range you may be thinking it’s slow but that property sold in just 85 days. There goes those intangibles again!  It didn’t hurt that it was sitting on over 20 acres and was in excellent condition.  Here are the numbers for the last six months on the other ranges;

Less that 100K –  we have 11 active and 10 sold within an average of 85 days.

200K to 300K – 11 active and 11 sold but the average time stretched to 197 days.

300K to 400K – Only 4 active listings and 2 sold averaging 144 days.

400K+  – 9 active listings and 2 sold averaging 105 days.
