If you are a buyer looking for bargains they will be in the lower price ranges but the age and condition will be significant factors. If you are selling your home in this price range, resist the urge to price high because you have a lot of competition. Your home will have to be in tip-top condition or priced aggressively to avoid an expired listing. This essentially means the market is telling you that you were the highest bidder for your home.  The key to a fast sale will be a good price and outstanding condition.

In the higher ranges, prices in Van Alstyne have stayed relatively stable but the pool of buyers has been reduced by the tightening of lending. This should not discourage you as interest rates remain at all time lows.  Buyers with good credit can move up and afford a lot more home for their money & buyers that are in the market are more serious.  It’s the perfect time for buyers to find their dream home in the country and lock in a low payment for years to come!
